At Keller Construction, we break down the types of asphalt materials we offer and their best uses, so you get the right product for your property.

Our Asphalt Products

Hot Mix Asphalt

Best for: High-traffic commercial areas, roadways, and parking lots

Hot mix asphalt is the most commonly used material for commercial paving projects. It’s made by heating asphalt binder and aggregates at high temperatures, creating a durable, weather-resistant material. Once laid and compacted, HMA delivers a smooth, high-performance surface that stands up to traffic, heavy loads, and harsh weather conditions.

Cold Mix Asphalt

Best for: Temporary patches, low-traffic areas, and winter maintenance

Cold mix asphalt is pre-mixed and stored at ambient temperatures. It’s ideal for patching potholes and repairing damage during colder months when hot mix isn’t available. It’s cost-effective and provides a solid temporary fix until permanent repairs can be made.

Tack Coat

Best for: Bonding asphalt layers during paving

Tack coat is a thin layer of asphalt emulsion applied between old and new pavement layers. It ensures a strong bond and prevents slippage between courses, which is critical for overlays and multi-lift paving. Proper tack application extends the pavement’s life and prevents costly surface failures.

Asphalt Millings

Best for: Sub-base material, drive lanes, and temporary surface

Asphalt millings are recycled ground-up asphalt collected during milling projects. These are cost-effective for creating solid sub-bases, temporary roads, or even low-traffic lanes. When compacted properly, millings can provide excellent stability and drainage.

Where Function Meets ROI

Why Asphalt Is the Smart Choice for Commercial Properties

Choosing the right paving material is about more than just surface appearance. Asphalt offers a range of benefits that make it ideal for commercial and industrial environments:

Increased Savings

Asphalt paving is less expensive than concrete, both in installation and maintenance.

Recyclable and Sustainable

Asphalt is 100% recyclable. It can be milled, reprocessed, and reused—often in the same project—reducing environmental impact and lowering material costs.

Fast Project Turnaround

New asphalt pavement can be ready for vehicle traffic in as little as 72 hours. This minimizes downtime for commercial operations and allows facilities to reopen quickly.

Extended Lifespan

With regular maintenance commercial asphalt surfaces can last 20–30 years or longer. This long service life makes asphalt a wise capital investment.

Ease of Maintenance

Asphalt is easier to maintain than many other materials. Potholes, cracks, and surface wear can be repaired quickly and affordably. Overlays can restore surface function without a full reconstruction.

Safety and Vehicle Performance

Asphalt provides high contrast with painted markings, improving visibility and traffic flow. Its smooth, skid-resistant surface also enhances vehicle traction, reducing wear on tires and improving driving comfort.

Overlay vs. Full Repaving: What’s Right for You?

When to Use an Overlay

You want to extend lifespan without full replacement

You need to improve appearance quickly and cost-effectively

Overlays provide a new top layer that restores smoothness, color, and functionality without the cost of full removal and replacement.

When Full Repaving Is Necessary

You’re expanding or reconfiguring the space

In these cases, complete removal, grading, and base preparation ensure long-term performance and safety.
